BSLA Cozumel Rental FAQs

How do I begin:

We ask that you review both the Beach house and the Casita house pages for your best fit. Once you choose the best BSLA house for your stay, then go to the booking page of that house. Example: For Casita, then go to the Casita booking page. For Beach house go to Beach house booking page. We offer both houses as a package when the owners are not present, so please contact us on the contact form below with your request. Note: We require the primary guest to be 30 years of age or older (person responsible for the property upon arrival and who will sign the short-term rental agreement via DocuSign).

How to use the booking page?

Once at the booking page for either house, view the calendar for the dates of your trip. Highlight the beginning date and then go to the end date to select those dates. Scroll down to the payments area to review the costs associated with your stay.

You will be asked to fill out the personal information necessary to communicate with the BSLA staff to finalize your booking. Then review the payment listing of cost per night, applicable taxes, cleaning, electrical use/payment processing, and damage deposit (not counted for taxes). If everything looks correct, then select method of payment. Note: all payments are through the bsla-cozrentprop.com website either by credit card or PayPal. You will have the option to pay in full or one-half deposit with full payment due seven days prior to arrival. Fill out the information, review, and submit payment.

What happens after I submit payment?

BSLA-Cozumel Rental Properties receives your reservation request and checks for any issues with dates or costs. BSLA may approve the booking, or contact you to verify information. You will receive a copy to the email you entered on the personal data page, or contacted by phone if any concerns/date conflicts are noted.

BSLA Cozumel Rental Properties will email you to coordinate a phone call.

We feel it is vital to establish good communication from the onset to ensure we are a good fit for your group and needs. We also recommend you use WhatsApp after the first phone call to communicate and answer questions prior to and during your stay in Cozumel. You will be able to do just about everything in Cozumel with WhatsApp.

Short-Term Rental Agreement (STRA) :

BSLA Cozumel Rental Properties will send a DocuSign of the STRA via your email listed on the booking page. The DocuSign envelope will arrive from the bsla-crpbooking@bsla-cozrentprop.com email. Please review the STRA and either Contact BSLA with questions or sign and return. The booking is not considered final until the signed STRA is returned via DocuSign.

We believe the verification of identity is of the upmost importance for you our guests, and for us your service provider. We will require authorization with each DocuSign envelope. Please know this is for your benefit as much as for ours. The DocuSign signed STRA is your guarantee you will not be canceled once the signed agreement is in place; and it is our guarantee that you understand and agree to the rental rules as described in Exhibit A – Rental Rules.

Beach and Casita House Books:

After the booking is finalized through the website ,and a phone call is accomplished, and the STRA DocuSign is received signed, you will receive a password to access the appropriate house book. The house book has all the information you should need for your stay in either the beach house or casita while in Cozumel.

Second Payment:

If one-half payment was made as a deposit, then a reminder email will be sent to you one week prior to arrival. The full payment is due one week prior to your check-in date, and must be received prior to check-in.

Security:

BSLA properties are located within a secured subdivision which requires you to have a security permission Form to access the area. BSLA will send you the security permission form one week prior to your stay on your email and on WhatsApp. We recommend you make a screen shot of the permission form for ease of finding when on foot or returning in a taxi. You will receive a vehicle pass for a rental car that allows you to come and go without needing to show ID to the guards. You will also receive your electronic lock code for the either of beach or casita houses.

Smoking is NOT allowed inside any structure. Smoking is allowed outside only, and smoking materials disposed of properly. No hazardous materials, illegal drugs, or other processes are allowed to be brought onto the property.

People other than those in the Guest party set forth in the STRA may not access the property without prior approval by BSLA Cozumel Rental Properties. Any other person on the property is the sole responsibility of Guest. No large parties of unrelated individuals, such as open invite parties, events, clubs, or other use of the property as a “party house” will be allowed. All Guests will be removed from the property if the property is occupied by unapproved guests given access by the original rental party individuals.

This house is in a residential neighborhood, and quiet hours are from 10:00 pm to 07:00 am.

You are agreeing to be responsible to secure the property at all times and keep the property and all furnishings in good order. You agree to be responsible for any loss of owners property due to leaving the property unsecured.

Swimming Pool Security:

There is a wonderful swimming pool on the property, and any young children below the age of 12 must be accompanied by an adult at all times when near the pool. A B-Cone pool alarm is provided and must be activated if children under 5 years of age are on the property.

Pets: For guests staying in the Casita, PETS of 20 pounds and smaller are permitted only with prior approval and the Pet Addendum must be completed. We welcome your wonderful small dogs to join you for your trip. Please know that owners are responsible for any damage done to furnishings or bedding by their pets.

Check-in Instructions:

Check-in time is anytime after 3 pm. Prior to your trip we should be in contact via WhatsApp. Please provide the flight number and arriving from airport. BSLA Cozumel Rental Properties will ensure there is someone at the property to meet you based on your flight arrival and any WhatsApp updates you give. It may be possible to have an early check-in, so please give a WhatsApp or email request to coordinate.

Check-out Instructions:

Check-out time is 11:00 am, and late check-out may be available if coordinated. The best way is to use WhatsApp to initiate a late check-out options.

What to do at check-out?

1) Please hang any towels to make sure they can air dry.

2) Please clean out the refrigerator and empty any trash and place in the first bay of the white trash cabinets outside the main gate to the left.

3) Please locate all keys and vehicle passes and place in the safe. Casita should have two sets of keys and one vehicle visitors pass. The Beach house should have four sets of keys and two vehicle visitors passes.

4) Please update BSLA Cozumel Rental Properties with anything needing repair or any damage to the property.

5) Please verify all doors and windows are locked, and that the beach gate, car gate, and front people gate are closed and locked.

6) Finally, if you wish, we would love to have your review of your stay in the guest book, or here on the website blog. Please let us know how we can improve. We are committed to you having the experience you are hoping for.

For your consideration: Felix and Lorena work very hard to keep the property and interiors in the condition which you found them. If you wish to leave them a tip we are sure they appreciate the gesture.

Cancellation Policy:

If a Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:

100% if cancelled 30 days prior to the Check-in Date

50% if cancelled 14 days prior to the check-in Date

To Cancel: A guest must contact BSLA Cozumel Rental Properties by email at info@bsla-cozrentprop.com when they intend to cancel. Refunds will be sent within 7 days if applicable. While no refunds are considered within 14 days of arrival, it may be possible to transfer your booking to another time with full payment.
